Job overview

Responsible for the management and supervision of qualified and non-qualified building trades staff in the provision of planned preventative maintenance and a responsive reactive maintenance and repair service to hospital and associated community properties.

Knowledge of fire compartmentation and fire door maintenance will be essential in this role

The individual must be fully aware of their Health and Safety responsibilities, ensuring that all maintenance work and alterations are carried out in a safe manner in order to avoid any danger to the direct and indirect labour force whilst undertaking the work, as well as users of QEFs contracted sites.

Working as part of a large team you will be required to be smart and have a courteous attitude in keeping with the Estates high standards. There is close communication with the compliance team, contractors, works and ward staff to achieve a high compliance standard which is presented on our compliance dashboard.

Main duties of the job
  • Responsible for the management and supervision of in-house, agency and contract staff.
  • Assists Estates Officer in the compilation of statistical records and information.
  • Maintains departmental discipline, including sickness/absence and all other HR issues.
  • Participates in the recruitment of Trades Staff. Authorises and maintains records of normal, overtime and on-call hours of Trades and Agency/Temporary Staff.
  • Authorises holidays of Trades Staff ensuring a presence on site of an adequate level of staff to enable an effective maintenance and repair service to be provided at all times. Assists Estates Officers in the supervision of contractors undertaking maintenance, repairs and minor alterations and additions.
  • Ensures that all policies and procedures laid down by the Trust are strictly complied with.
  • Orders non-stock materials and equipment in compliance with the Trust's Standing Orders and Standing Financial Instructions.
  • Ensures reactive maintenance defect requests are efficiently prioritised, issued and completed without undue delay.
  • Undertakes agreed programmes of training in accordance with the requirements of the service and individual

QE Facilities (QEF) is a wholly owned subsidiary company of Gateshead Health NHS Foundation Trust (GHNT), based in the North East of England.

We provide a range of non- clinical services to GHNT and other NHS organisations. Our services include: estates, facilities services, procurement, medical engineering and devices, endoscopy decontamination and sterile services, transport, out-patient pharmacy, and prevention & management of violence & aggression training (PMVA).

In addition we provide consultancy services, advising clients on all aspects of establishing a subsidiary company within an NHS body to the provision of VAT compliance advice.

Detailed job description and main responsibilities

Assists Estates Officers in the supervision of contractors undertaking maintenance, repairs and minor alterations and additions.
  • Ensures that all policies and procedures laid down by the Trust are strictly complied with. Orders non-stock materials and equipment. Complies with the Trust's Standing Orders and Standing Financial Instructions related to purchase and control of materials and equipment.
  • Ensures quantity, quality and compatibility of goods received is consistent with that ordered, negotiating with suppliers to efficiently resolve inconsistencies and informing the Estates Officers of any unresolved discrepancies.
  • Ensures reactive maintenance defect requests are efficiently prioritised, issued and completed without undue delay. Identifies, detailing requirements, and brings to the attention of the Estates Officer any need for maintenance or repair to buildings, plant and equipment.
  • Undertakes agreed programmes of training in accordance with the requirements of the service and individual

Person specification

Knowledge and Skills:

Essential criteria
  • Knowledge of Health & Safety procedures and safe working practices
  • Worked in a customer focused build environment
Desirable criteria
  • Knowledge and Training in the use of CAFM (Computerised Aided Facility Management System)
  • Water Regulations
  • Experience of control systems and use of Building Management Systems

Experience

Essential criteria
  • Staff management
  • Some experience of Managing Legionella prevention
  • Asbestos awareness
Desirable criteria
  • Good knowledge of Estates practice within NHS
  • Familiar with HTM/HBN and guidance documents

Qualifications

Essential criteria
  • BTec HNC in Engineering or Building Services
  • Served a Maintenance/Construction apprenticeship
  • Hold a full UK driving licence
Desirable criteria
  • Specialist training and knowledge in particular field of hospital engineering (ventilation, electrical distribution, Fire Compartmentation, energy management)
