As a Commercial Manager, you will play a critical role in overseeing all financial and commercial aspects of construction projects. You will be responsible for ensuring that projects are delivered on time, within budget, and to the required quality standards, while maximizing profitability and mitigating risks for the contractor.

Your primary focus will be to manage negotiation of contracts, cost control, contract administration, procurement, and client relations, managing a team of quantity surveyors to ensure commercial success from inception through to project completion.

Key Responsibilities:

  • Contract Administration:
  • Lead the contract negotiation process, ensuring that all agreements align with the company’s commercial interests.
  • Monitor compliance with contract terms and conditions, identifying and mitigating risks.
  • Manage claims and variations, ensuring timely submission and agreement of additional costs.
  • Cost Control & Financial Reporting:
  • Oversee the preparation and submission of interim valuations and final accounts.
  • Ensure accurate cost forecasting and reporting, monitoring project budgets and cash flows.
  • Provide detailed financial reports and advice to senior management to aid in decision-making.
  • Procurement Management:
  • Assistance Manage the procurement process, including sourcing, tendering, and selection of subcontractors and suppliers.
  • Negotiate contracts and ensure that subcontractor agreements meet the project requirements and budget constraints.
  • Project Management Support:
  • Collaborate with project teams to ensure cost efficiency and value for money throughout the project lifecycle.
  • Advise on and implement value engineering solutions to enhance profitability.
  • Ensure that all commercial activities comply with the company’s policies, legal requirements, and industry standards.
  • Client & Stakeholder Management:
  • Build and maintain strong relationships with clients, consultants, and subcontractors to ensure smooth project delivery.
  • Act as the key point of contact for all commercial matters, providing advice and support to internal and external stakeholders.
  • Resolve disputes and manage claims promptly and efficiently to minimize project disruption.
  • Risk & Opportunity Management:
  • Identify commercial risks and opportunities throughout the project lifecycle, implementing strategies to manage and mitigate risks.
  • Support the project team in minimizing potential financial losses and maximizing profit margins.

  • Mentoring
  • Manage and mentor a team of quantity surveyors
  • Structure the team for success, identifying pipeline requirements
  • Line management of 2/3 staff members
Requirements
  • Degree in Quantity Surveying, Construction Management, or a related field.
  • Proven experience as a Commercial Manager, Senior Quantity Surveyor, or similar role in the construction industry.
  • In-depth knowledge of construction contracts, procurement, and financial management, with experience in FIDIC, JCT, or other relevant contract forms.
  • Strong understanding of cost control, budget management, and financial reporting.
  • Excellent negotiation and communication skills, with the ability to influence key stakeholders.
  • Strong leadership and team management skills, with experience in managing commercial teams.
  • High attention to detail and strong problem-solving abilities.
  • Familiarity with construction project management software and financial systems.
  • Membership with relevant professional bodies (e.g., RICS, CIOB) is desirable.
