Head of Property Management - The Opportunity
We are seeking a highly experienced and motivated senior property management professional to oversee and manage our property portfolio in London. The successful candidate will be responsible for ensuring the efficient and effective operation of our properties, maintaining excellent landlord and tenant relationships, and maximising rental income.This is a senior-level position that requires strong leadership skills, exceptional organisational abilities, and in-depth knowledge of property management practices, with emphasis on commerciality, structure and being able to lead the way from day one.
You may be an experienced branch manager for a leading estate agency brand looking to grow your career in an established and growing property group. You may work for a Housing Association in a mid-level property management role. Or you are an exceptional senior property manager with significant team management experience looking to take the next step.

Responsibilities:- Property Management:
- Oversee the management of a diverse portfolio of properties.
- Develop and implement property management strategies to optimise occupancy rates and rental income.
- Manage team to conduct regular property inspections to ensure compliance with safety, maintenance, and regulatory standards.
- Manage property maintenance and repair activities, including budgeting, contractor selection, and supervision.
- Keep a detail record of all contracts, SLAs, and other compliance records of the entire portfolio.
- Actively report to line manager including board with required progress and incident reports
- Be the main point of contact for all tenants, suppliers, maintenance team, complaints, and legal representatives
- Ensure all legislation related protocols are always adhered to.
- Deal with all inventories both at check-in and out liaising with the appropriate suppliers.
- Tenant Relations:
- Maintain strong relationships with tenants, addressing any concerns or issues promptly and professionally.
- Oversee the leasing process, lease negotiations, and ensuring compliance with legal requirements.
- Handle tenant complaints, disputes, and lease violations, taking appropriate actions to resolve them effectively.
- Deal with notices, court hearings and evictions
- Financial Management:
- Develop and manage property budgets, ensuring financial targets are met or exceeded.
- Monitor rental arrears, implement appropriate collection procedures, and work with the team to resolve outstanding balances.
- Analyse market trends, rental rates, and property expenses to provide accurate financial projections and recommendations.
- Team Leadership:
- As their manager: provide leadership, guidance, and mentoring to a team of property management and maintenance professionals.
- Set performance objectives, conduct regular performance evaluations, and provide constructive feedback to team members.
- Foster a positive and collaborative work environment, promoting teamwork and professional development.
- Legal and Regulatory Compliance:
- Stay up to date with property laws, regulations, and industry best practices, ensuring compliance at all times.
- Manage lease agreements, renewals, terminations, and evictions in accordance with legal requirements and company policies.
- Liaise with legal counsel and external stakeholders on property-related legal matters as required.
- Education and Experience:
- Relevant qualification in Property Management, Lettings, Block management (preferred)
- Proven track record of at least 7-10 years in property management, with experience managing diverse portfolios and teams.
- Solid understanding of property management principles, landlord-tenant laws, and regulatory requirements in the United Kingdom.
- Skills and Abilities:
- Strong leadership and team management skills, with the ability to motivate and develop a team.
- Exceptional organisational and multitasking abilities, with keen attention to detail.
- Excellent communication and interpersonal skills, with the ability to build positive relationships with tenants, colleagues, and stakeholders.
- Proficiency in property management software and tools for financial analysis, reporting, and documentation.
- Strong financial acumen, with the ability to analyse and interpret financial data.
- Problem-solving skills, with the ability to make sound decisions under pressure.
- Professional demeanour, integrity, and a commitment to delivering exceptional customer service.
- Have an in-depth knowledge of the tenant’s journey from agent to check-out and everything between
- Certifications:
- Possession of relevant professional certifications such as the Royal Institution of Chartered Surveyors (RICS), the Institute of Residential Property Management (IRPM) or Association of Residential Letting Agents (ARLA) is desirable but not essential.
