Job Purpose: To provide an efficient maintenance service at the Various Trust Properties Key relationships: Internal: Liaise and co-operate with all estates personnel and persons carrying out duties prescribed by the Estates Manager or his representative.
Develop and maintain a close working relationship with all departmental heads, modern matrons and ward sisters Promote and maintain good working relationships with all Trust staff External: Promote and maintain a good working relationship with all relevant external service engineers/contractors and service providers.
Liaises, where necessary, with other NHS Trusts and organizations, such as Police and the Fire Service. Risk Assessment: The post holder will be working in an environment containing the following hazards Automatic machinery Chemicals Noise Height Biological Electrical Moving machinery Agricultural machinery Lone working Confined spaces Contact with Psychiatric Patients Manual Handling Dirty areas working, including plant rooms, ducts, sewerage pit, etc.
Ladder work Key Responsibilities 1. Legionellae: Whole site responsibilities to include Legionellae monitoring i.e. water usage and remedies, temperature checks, record keeping both electronic and paper records reporting to and liaising with Supervisor.
Also to include chlorination of storage tanks and systems. 2. Plant and Services: Carry out safety checks on all site plant and services, reporting leaks, faults, etc., for rectification. Also to consider and report health and safety implications.
3. Planned Preventive Maintenance: Working with P.P.M. consultant to achieve working plan for services inspection and safety in order to implement and carry out a strict P.P.M. regime. Confidential Waste: To carry out confidential waste collection and disposal working with and liaising with contractor to maintain a secure system for the disposal of sensitive records and documents.
Drainage: Keeping all sewerage and water disposal systems running, clearing blockages as and when required, aided by contractor if needed, supervising and organising contractor if necessary. Air Plant: Cleaning and basic maintenance of air plant fire fighting equipment maintain patient equipment and medical furniture.
Lighting: Identify and renew faulty lamps of various types, cleaning and re-assembly of diffusers. Assisting: Assisting all members of the Estates Team to include all trades and managers. Transport: Transporting various items and equipment both by vehicle and manual.
Sterilisers: Transporting sterilisers across sites including some fault finding and minor repairs to the equipment. Inclement Weather: Responding to all adverse weather conditions both in and outside normal working hours, i.e. snow clearing, excess rainwater removal.
Building Maintenance: Carry out maintenance of building services i.e. fixtures and fittings, floors, windows, doors, Painting & decorating, roofs, gutters and down pipes. Assemble and fix notice boards, shelves, furniture etc. Plumbing: Plumbing maintenance of a semi-skilled nature, i.e. renewal of toilet seats, re-washering taps, and repair of minor leaks.
Grounds & Gardens: Carry out all garden maintenance to include organising and supervising gardening contractors. Any Special Requirements Participation in an estates on-call rota dealing with a wide range of estates related problems not necessarily within your trade.

Overtime may be required in order to maintain essential equipment/services. Flexible working hours may be periodically required in order to maintain essential services.
