Job overview
The post holder will form part of the existing team responsible for the building maintenance of the Trust. The post holder should ideally have served an apprenticeship, though non-time served post holders may be considered providing that they fit the general criteria for the post.Maintenance Plumbers will be employed on work appropriate to their core specialist skills. They will however progressively be suitably trained to acquire elements of each other’s skills with the intention of reaching levels of flexibility and competence to enable them to achieve and apply the ability where required to perform the summary duties listed below.
As the post holder will be meeting patients and members of the public, a smart appearance and courteous disposition is needed.
Main duties of the job

Interpret and work from written and verbal instructions, detailed engineering drawings and specifications appropriate to the trade.
Be accountable for you own professional actions, not directly supervised.
Ensure compliance with all statutory regulations including Health and Safety at Work Act 1974 and the HSC Approved Code of Practice for the Control of Legionella [L8] + HSG274.
To have an understanding of the relationship of other craftsmen’s work to his/her own and provide training, technical advice/support to trainees and maintenance assistants.
Use sound professional judgment in responding, without supervision, to plumbing, sewage and all water services emergencies throughout the hospital, service voids and site.
To be able to work unsupervised mainly within confined hazardous service voids, also sterile environments such as pharmacy aseptic, operating theatre suites and TSC clean rooms, being aware of, and using departmental procedures.

Detailed job description and main responsibilities
This job can involve periods of physical activity, possibly in adverse in inclement weather conditions, and therefore the post holder must be capable of undertaking such duties.
To undertake planned preventative maintenance on all plumbing and related mechanical plant as defined and scheduled by the concept management system, using all relevant tools and equipment.
Be fully conversant with all types of pump and undertake in situ or bench fitting repairs of pumps, thermostatic mixing valves and water fittings.
Be fully conversant with such essential equipment as macerators, washer disinfectors and waste disposal units. Attend to breakdowns and restore to service as quickly and efficiently as possible.
Undertake the safe isolation of changeover of plant in the event of failure or malfunction.
Due to the hospital building structure the post holder will be required to work on and in service void areas experiencing cramped, confined spaces and abrupt temperatures changes.
Be competent in the installation and joining of all materials/types of pipework from 15 – 100mm. Also, all types of sanitary ware and drainage, sewerage and rainwater systems.
To efficiently diagnose and rectify faults on all plant and equipment, to resolve new situations as they arise, and to pass on knowledge to others.
Be conversant with the operation and maintenance of sewage ejectors. Also the emergency department decontamination unit, taking account of internal and external infection and radiological risks.
To be conversant with high temperature domestic hot water, mains cold water, high temperature hot water heating and steam heating systems.
Operate computer based building management system to monitor environmental conditions and change control parameters as necessary.
Undertake training and be fully conversant with the operation and maintenance of all types of water systems, including potable water and wet cooling towers in compliance with the legionella approved code of practice [L8] and water supply regulations
Develop an understanding of the complete working of all of the plumbing/water systems within the hospital and site. This to include the efficient operations and maintenance of associated equipment and being able to instruct contractors’ personnel in the same.
To operate the computerised building management system to maintain the appropriate environmental conditions and promote efficient use of energy.
Undertake the necessary training and undertake specialist repairs and installation of 40mm – 150mm borosilicate glass drainage systems.
Keep up-to-date on new techniques and job practices, undertaking training as necessary and attending training courses as and when required.
Assist fitters in emergencies or when required.
The post holder will undertake any other duties that may reasonably be required.
To actively participate in governance activities to ensure that the highest standards of care and business conduct are achieved.

Training & Qualifications
Essential criteria- CITB or EITB Apprenticeship and/or City & Guilds (Part II) Plumbing/Maintenance and/or NVQ Level 2 in engineering related discipline.
- Technical knowledge of a range of systems including expertise in areas where specialist theoretical and practical experience has been gained.
Experience
Essential criteria- Relevant experience demonstrating high flexibility and versatility over a wide range of engineering services.
Communication and Relationship skills
Essential criteria- Provide and receive routine technical information orally and written which requires communicating with hospital staff, colleagues, contractors and suppliers, where barriers to understanding may exist.
Analytical and Judgement Skills
Essential criteria- Analyses routine instructions where judgement is made as to the correct course of action having taken into account several factors including the diagnosis and resolutions of technical problems.
