Role Overview:

We are currently seeking a skilled and experienced Disrepair Surveyor to support our social housing client in managing complex disrepair cases across South London. This is a temporary contract role offering a day rate of £300-£400, ideal for a proactive professional with in-depth knowledge of disrepair legislation and housing maintenance protocols.

The successful candidate will carry out detailed property inspections, produce expert technical reports, and oversee the resolution of disrepair claims to ensure compliance with legal and regulatory requirements.

Key Responsibilities:

  • Conduct detailed inspections of tenanted properties in response to disrepair claims.
  • Identify building defects, diagnose root causes of issues such as damp, mould, leaks, and structural damage.
  • Prepare comprehensive reports and schedules of work for legal and remedial purposes.
  • Liaise with internal teams, legal representatives, contractors, and residents to manage cases through to resolution.
  • Oversee and monitor the progress of remedial works, ensuring quality and adherence to specifications.
  • Provide professional advice on landlord obligations under the Homes (Fitness for Human Habitation) Act 2018 and disrepair protocol.
  • Attend court or tribunal proceedings as required, providing expert witness statements and evidence.

Requirements:

  • Proven experience in disrepair surveying within the social housing sector.
  • Strong understanding of disrepair legislation, housing standards, and landlord obligations.
  • HND/HNC, BSc, or equivalent qualification in Building Surveying or related discipline (or significant relevant experience).
  • Excellent diagnostic, report-writing, and communication skills.
  • Ability to work independently and manage a busy caseload across multiple sites.
  • Full UK driving licence and access to a vehicle (travel across South London required).
  • Enhanced DBS may be required prior to start.

Desirable:

  • Experience working with legal disrepair cases, including pre-action protocols and expert reporting.
  • Familiarity with asset management systems (e.g., Northgate, Keystone, or Civica).
  • Experience with damp and mould investigations and environmental health reporting.
