Our property directorate has been brought together into one knowledgeable and experienced team, working together to maintain and invest in our portfolio of 28,500 homes.
Every year we spend over £70m maintaining our customers’ homes and the Commercial Team play a crucial role ensuring that we spend our money wisely.
The team lead on the commercial management of all responsive, cyclical, void and planned investment schemes delivered by the property directorate.
The role is subject to a basic DBS paid for by Gentoo.
Key responsibilities will include the following, a full job description is available to view at www.gentoogroup.com/careers The main responsibilities of the role include:- Take the lead on the commercial management of work programmes appointed to you across the Property directorate.
- Ensure commercial risk is effectively managed, reduced and mitigated where possible ensuring, payments made reflect Gentoo's obligations under the contract and in line with Commercial Procedure, advising on contract strategies to reduce risk and improve performance.
- Support the effective planning and delivery of the Groups spend with contractors across the Property Directorate to maximise efficiencies, value for money and the gentoo pound.
- Work collaboratively and manage relationships with suppliers ensuring appropriate management and liaison with internal and external stakeholders including Gentoo’s appointed contractors.
- Have direct responsibility for the financial management, including the raising of purchase orders and request for payments, for the projects allocated to you as the appointed Quantity Surveyor.
- On-going, effective and respectful challenge of variations and proposed cost increases as well as carrying out re-measures of ongoing and completed works ensuring financial validation of Contractor claims and subsequent payments are made in line with agreed tendered rates and timescales.
What we are looking for:
- Experience of:
- managing relationships with customers, internal and external stakeholders to drive efficiencies and financial performance.
- managing and controlling large budgets relating to responsive, investment, compliance and Sustainability works.
- preparing and settlement of interim valuations and final accounts including appropriate negotiation with principal contractors’ commercial teams.

- the evaluation of contract delivery and monitoring unit costs including variation controls.
- creating and maintaining a commercial culture with excellent customer service delivery to ensure all contracts are delivered with value for money.
- building construction, building standards, compliance obligations, planning regulations, regulatory standards, and leasehold legislation
- the planning and delivery of social housing responsive, planned investment, compliance, and sustainability programmes.
- construction contracts and their effective selection for appropriate work types to protect Gentoo from financial risk and ensure, the administration of formal Forms of Contract
