We have an exciting opportunity for an operations and maintenance joiner.

We are looking for a building maintenance joiner/carpenter to join our Estates team with general carpentry experience including the maintenance of fire doors. You should have served a recognised carpentry apprenticeship and gained a wide experience in general buildings or NHS properties with a BTEC HNC level or City and Guilds plus relevant post apprenticeship training or equivalent experience.

You will need to be able to demonstrate commitment, enthusiasm, professionalism, working within a fast-paced healthcare environment. We are looking for an individual with the ability and willingness to work outside of their comfort zone.

Carry out planned preventative maintenance, installation, modification, and repairs to Hospital fabric including:
  • External doors, fire doors, access doors, wooden, plastic and aluminium windows, flooring, suspended ceilings, walls, fireproofing, electrical and mechanical closers.
  • Various types of locks and locking mechanisms, interior and external signage, fencing and various fixing and fixtures, glass, and glazing.
  • Maintain decorations both internal and external of all Trust properties and cleanliness of fabric, and equipment.
  • Manufacture, assemble and erect new work including shelving, display systems, doors and frames, screens and partitions. Working with speed and accuracy,
  • use of relevant power, hand tools and fixed machinery, use of fire tools and maintenance of same.
  • The ability to fulfil a requirement to interpret and work from all instructions, drawings, and specifications appropriate to original trade without supervision. Advice on changes required to drawings etc., to keep system up to date following new works.
  • Have a good understanding of the workings of other trades in relationship to your own, Exposure to heat, noise, body fluids, chemical hazards and sewage, continual lifting (occasionally heavy).

The successful applicant will be required to have all mandatory and locally agreed vaccinations

DUTIES AND RESPONSIBILITIES
  • To provide an efficient and cost-effective maintenance and repair service to all properties owned or leased by the Trust.
  • Carry out installation and improvement work across all contracted sites, in accordance with organisational standards and national legislation.
  • To undertake skilled, semi-skilled tasks and those outside of core skills (within the competence of the post holder) to meet service needs as required.
  • To assist other trades and contractors, in accordance with service need.
  • To ensure that all tool’s, equipment, and machinery used in the performance of duties are tested and maintained to always meet current requirements.
  • To ensure that work is always undertaken in accordance with Health and Safety requirements to ensure the environment remains safe for patients, staff, contractors, and visitors to the Trust.
  • Participates in the Estates out of hours on-call service.
  • To show commitment to and participate in quality improvement activities.
  • To always promote a positive image of the Estates Department and the wider Trust.
  • Perform duties covering the maintenance and operation of equipment including statutory testing of safety devices and specialist materials.
  • Whilst on-call the post holder is required to demonstrate a high degree of cross trade flexibility beyond the boundaries of their core skills including electrical and building maintenance works supported with in-house training. These works could include electrical isolations and building work to make safe and works under extreme conditions such as gritting and snow clearing.
  • The postholder will provide varied skills that support the department's philosophy and flexible working.
  • The postholder will receive training in elements required but will have Carpentry skills and acquire the skills to support this flexibility in a safe and professional manner.
  • The postholder will be expected to work across the Trust’s main site and its satellite sites.
  • The postholder will be available to assist in the adaptations to specialised hospital services which facilitate progress on major capital schemes and minor schemes of a more complex work content.

  • Attends monthly team briefings and weekly meetings with the Estates Supervisor and colleagues to discuss day to day issues arising.
  • Always communicates compassionately with patients and carers, during incidental contact.
Analysis and Problem Solving
  • Effectively analysing information, identify problems, develop solutions, and make recommendations/decisions.
  • Undertakes fault finding on a wide range of building services, plant, and equipment.
  • Makes recommendations and informed decisions to solve problems and maintain continuity of building services in all Trust properties.
  • Interprets and analyses complex technical data, drawings and specifications appropriate to the trade.
  • Carries out risk assessments / method statements to ensure continuity of critical services.
  • Makes judgements when providing advice and guidance to apprentices.
  • Responds appropriately to repairs, faults and emergency callouts, the post holder will be required to assess the situation in the event of such requests or emergency situations and as a first measure, act to ensure safety of patients/public/staff then to either affect repairs or summon assistance as required.
  • Responds to emergency, routine and urgent reactive times within time parameters set.
Information Management
  • Completes service and inspection reports, and where necessary, safety notices and compliance certification etc.
  • Responsible to produce detailed information relating to the safe use and status of equipment, as required by technical standards and legislation and for ensuring all relevant staff are informed of such information in a clear and timely manner.
  • Maintains records relating to the maintenance and testing of complex building services installations, as required by current NHS guidelines and legislation.
  • Actively participates in the Facilities Management Information System, providing technical feedback information necessary to operate the system.
  • Undertakes administrative tasks in relation to own work e.g., filing, photocopying, taking telephone messages etc.
  • Uses Microsoft Office applications.
  • Fully engage and embrace with new technologies.
  • Carry communication devices, two-way radios or mobile phones to enable post holder to be contactable.
  • Actively participate in the operation of the helpdesk function, including the timely completion of work orders via PDA (handheld computers) this includes job sheets with tradespersons report detailing time taken and materials used for costing purposes.
Planning and Organisation
  • Efficient and effective planning and organising of activities.
  • Manages own allocated workload on a day-to-day basis.
  • Delegates tasks to maintenance assistants in accordance with established competence.
  • Contributes to the setting of team objectives as part of the business planning process.
Policy Development
  • Contributes to the development of policies and procedures in own area as part of the team.
  • Contributes to the development of Health & Safety risk assessments in own area as part of the team
  • Managing finance and physical resources/assets
  • Tests and monitors building services installations and equipment.
  • Investigates faults and undertakes repair and maintenance work as required on a wide range of plant and equipment.
  • Carries out building work both above and below ground, at heights and in confined spaces. Works outdoors and indoors in office and clinical environments. Moves heavy materials, equipment and manhole covers. Works on occasions with materials contaminated with process effluents and sewage. Ensures that work is always undertaken in accordance. with Health and Safety requirements, maintaining a safe environment for self, colleagues, patients, staff, contractors, and visitors to the Trust.
  • May be required to carry out building installation work in accordance with the latest regulations.
  • Undertakes Planned Preventative Maintenance work on all building services, plant and equipment, inclusive of fire door PPM’s across all properties owned or leased by the Trust.
  • Responsible for ensuring all equipment (e.g., power tools, workshop machinery) is used safely and effectively by self and others, following manufacturer’s instructions, immediately, reporting any defects in accordance with local procedures.
  • May be required to undertake semi-skilled work or to assist with tasks outside core skills but within established competence, to meet service need.
  • Personal duty of care to complete time sheets, mileage forms, expense claim sheets etc, accurately and in a timely manner, providing receipts as required.
  • Overseeing ordering and maintaining stock.
Research and Innovation
  • Undertakes Trust surveys and audits as required by the role.
  • Keeps up to date with developments in technical knowledge relevant to the post
Human Resources
  • Management of others, including planning and allocating work, training and development and management of the employment contract
  • Provides day-to-day supervision of apprentices, delegating tasks, ensuring required standards are met and providing guidance as required.
  • Assists in the training and development of apprentices.
  • Participates in the induction of new starters.
  • Attend specific off-site training courses such as competent persons and other courses as required by the business.
  • Managing Self and Level of Autonomy
  • Works unsupervised applying policies and procedures relevant to the role, using initiative within level of own competency.
  • Reports to the Estates Supervisor who is contactable in person or by telephone to give advice and guidance on technical queries as required.
  • Fully participate in management, clinical and professional supervision sessions relevant to the role, as required by the Trust.
  • Maintain up to date knowledge and competency in the skills required to perform safely and effectively in the role. Undertake relevant training (including statutory and mandatory training) and be responsible for personal development agreed with the line manager and in line with the requirements of the AFC Knowledge and Skills Framework.
  • Comply with the Trust’s Health and Safety Policy and risk management procedures and report as necessary any untoward incident or hazardous event in accordance with local procedure.
