Project Coordinator

We are seeking x3 proactive and experienced Project Co-ordinator's to join our team. In this role you will lead the delivery of refurbishment and planned maintenance projects across our tenanted housing stock. This role involves full project lifecycle management from design and specification through to contract administration and on-site supervision ensuring projects are delivered on time, within budget, and to the highest standards.
You will manage a variety of works including kitchens, bathrooms, roofing, windows, doors, insulation, heating systems, and building safety upgrades.

Requirements
Outline of key responsibilities for the Project Coordinator...- To undertake property surveys, including measured surveys identifying remedial works required.
- To prepare/approve drawings and specifications for planned maintenance, housing refurbishment works, disabled adaptations, and compliance upgrading / new installation work, in accordance with current regulations / legislation.
- To prepare tender documents for defined works.
- To prepare/approve project cost models in conjunction with contractors & current framework providers for defined works.
- To procure a variety of works via competitive tendering, negotiation, partnering or via an appropriate procurement consortium in accordance with the company’s Financial Regulations.
- To financially monitor contractors, make interim payments and valuations for both contractors & suppliers and prepare / agree final accounts.
- To work within partnering frameworks with contractors and uphold partnering principles
- To review asbestos reports and contractors Risk Assessment’s & Method Statements, prior to commencement of asbestos removal works.
- To review and process Gas Safe Certification & Electrical Certification appropriate to the planned works
- To monitor contractors’/sub-contractors’ performance and quality control on site.
- Be responsible for the regular review of all policies and procedures in relation to the contract maintenance. Recommend improvements to ensure that service delivery meets requirements.
- To maintain meticulous site records for site conditions, contractors’ progress, performance, labour resources and compile regular reports, including budget profiling, risk to delivery.
- To record progress of works to both individual properties / projects to ensure that contractor meets expectations set
- To manage and maintain the quality of construction works and adherence to specification, being responsible for documentation and reporting of performance through site meetings and contract reviews.
- A full UK driving license and access to a vehicle
- A Construction related qualification at Level 3 of the Regulated Qualification Framework, such as, Certificate or Diploma at level 3 or a minimum of 5 years’ experience.
- Proven examples of the use of initiative, planning and forward thinking.
- Experience of delivering Construction projects and programmes of work on time & within budget
- Experience of UK Construction related contract management
- Experience of UK Construction related Health & Safety
- Experience of Dealing with Customers
