We provide services such as clinical equipment management, provision of facilities services such as catering, domestics, portering and linen, manage the construction and development of new and existing healthcare buildings and manage the building, engineering and grounds services.

Main duties of the job
As the Associate Director of Estates, you will be responsible for:
- Leading the strategic and operational direction of Estates services, ensuring compliance with legislative and organisational requirements
- Supporting the Operations Director and Managing Director in delivering GMS’s strategic and operational ambitions.
- Managing financial and performance targets, ensuring value for money and operational efficiency.
- Leading service improvements and change management initiatives to enhance Estates services
- Ensuring robust governance, risk management, and business continuity plans are in place and adhered to.
- Providing visible leadership, promoting GMS values and developing an engaged and motivated workforce.

Detailed job description and main responsibilities
In this role you will:
- Advise the Operations Director and Board on all Estates service matters, ensuring regulatory compliance.
- Work closely with the GMS SLT and Board, contributing to the development and implementation of strategic plans.
- Lead and develop Estates teams across multiple sites, ensuring the highest standards of service delivery.
- Ensure the effective management of outsourced contracts related to Estates services.
- Oversee financial performance, budget management, and resource allocation to drive efficiency.
- Lead on the delivery of the Estates elements of the five-year business plan, ensuring commercial focus and continuous improvement.
- Develop and maintain strong relationships with internal and external stakeholders, ensuring seamless Estates operations
- Drive a culture of safety, compliance, and innovation within Estates services
- Ensure robust emergency preparedness and business continuity plans are in pace and regularly reviewed.
- Monitor performance against key performance indicators (KPIs) and implement corrective actions where necessary.

Qualifications
Essential criteria- Educated to degree in Estates/Property/Facilities Management subject area or equivalent level of experience – in complex management at a senior level.
- Clear evidence of continuous professional development
- Membership of a professional body/bodies e.g., CIOB, RICS, RIBA, CIBSE, IWFM (BIFM), IHEEM.
- Educated to Masters level or equivalent experience
Experience
Essential criteria- Experience in managing change to services, ensuring improvements and adapting to evolving needs.
- Proven experience in successfully leading estates services in the healthcare and/or commercial sectors
- Experience with budget setting and holding others accountable for delivering within defined envelopes.
- Expertise in seeking and building commercial relationships.
- Extensive experience in managing staff, including training and development needs, appraisals, sickness and absence, and disciplinary matters.
Knowledge/ Skills
Essential criteria- Highly developed analytical skills and problem-solving ability with a confident and effective decision-making approach.
- Proven track record of effective resource management and operational efficiency.
- Excellent communication skills, with the ability to present complex, sensitive and contentious information to various stakeholders.
- Clear understanding and experience in working to high performance management standards.
- In-depth understanding of estates disciplines, including hard and soft services engineering standards and built environment technologies.
