About the role

We are seeking a highly motivated and experienced Commercial Manager to join our dynamic team at Net Zero Teesside, a landmark project that is driving the transition to a low-carbon future. This is a unique opportunity to be part of an ambitious, large-scale initiative that will play a critical role in driving the commercial and financial success.

The Commercial Manager will take full responsibility for the commercial management of standard projects. This includes overseeing project inception, tendering, contract negotiations, and ensuring the project is delivered on budget and to schedule.

You will be an integral part of the project delivery team, responsible for ensuring financial success, risk management, procurement, supply chain management, and contract administration. You will act as a leader of the commercial team on-site, ensuring that all commercial functions are aligned with the overall project objectives.

What you'll be doing

Commercial Management
  • Develop and implement commercial strategies, managing all financial aspects of the project lifecycle from tendering through to delivery.
  • Ensure the accurate preparation of estimates, tender submissions, and cost breakdowns. Interpret technical specifications and preambles to ensure a clear understanding of project requirements.
  • Represent the financial and contractual interests of the project team in client meetings, taking proactive steps to meet customer requirements and expectations.
  • Oversee risk management, identifying potential issues early and implementing mitigation strategies to safeguard project finances.
  • Ensure commercial relationships with suppliers, contractors, clients, and stakeholders are managed effectively and in line with project goals.
  • Provide guidance on commercial decision-making, ensuring alignment with the broader project strategy and objectives.
Contract and Procurement Management
  • Advise on alternative contract structures and procurement arrangements, ensuring the optimal resources are secured for each project.
  • Lead the procurement strategy, ensuring that resources, services, and materials are procured efficiently, on time, and within budget.
  • Establish and manage relationships with key suppliers and subcontractors, negotiating terms and managing performance to ensure successful delivery of project milestones.
Financial Reporting and Analysis
  • Manage the preparation and review of project cost and value reconciliations (CVRs), providing accurate and timely commercial reporting to senior leadership.
  • Lead the preparation and review of Earned Value Management (EVM) reports, assessing the project’s performance against budgets, timelines, and forecasts.
  • Report on the financial status of projects and manage any discrepancies or deviations from the budget.
  • Oversee monthly financial reporting, ensuring the financial health of the project is transparent and well-communicated to key stakeholders.
Project Delivery
  • Monitor the performance of the commercial team, ensuring they are effectively managing their responsibilities and that the project remains on track to meet commercial objectives.
  • Collaborate with other departments (e.g., Planning, Estimating, Marketing, Sales) to share commercial insights and integrate them into project planning and delivery.
  • Contribute to project reviews, delivering feedback, and ensuring any financial or contractual issues are addressed proactively.
Stakeholder Engagement
  • Act as the primary point of contact for clients, stakeholders, and industry bodies on all commercial matters related to the project.
  • Manage client expectations through regular communication, ensuring project progress is aligned with contractual and financial agreements.

Who we're looking for

Essential Criteria:-
  • Degree qualified.
  • Experience in leading and mentoring a team of commercial staff.
  • Significant commercial management experience in the construction sector.
  • Track record of managing project budgets and successfully delivering commercial performance in line with agreed financial outcomes.
  • Excellent negotiation skills, with a strong ability to manage contracts, resolve disputes, and liaise with legal experts when necessary.
  • Financial and commercial acumen, with expertise in managing risk, cost forecasting, procurement, and supply chain management.
  • Strong interpersonal and communication skills, with the ability to influence stakeholders and work effectively with internal and external teams.
  • Must live within a commutable distance to the NZT site.

Desirable Criteria:

  • Chartered status (MRICS or similar) or actively working towards.
  • Previous involvement in a high-profile project.
  • Proficient in using commercial management software tools and digital technologies.
  • Experience with LEAN principles with a focus on process improvement.
